In short: you cannot “buy residence” in Spain — the Golden Visa programme has been closed since 03.04.2025. The real costs consist of government fees (tasas), medical insurance and proof of a financial threshold that depends on the ground. All the figures below are official data from the 2026 facts registry only.
What makes up the cost of Spanish residence
The state does not sell residence permits: you pay administrative fees for processing the application and issuing the TIE card. The remaining costs — insurance, apostilles, translations, trips — depend on your situation. Financial thresholds by ground 2026
A threshold is not a payment to the state, but the minimum passive or active income you must confirm with documents. The inspector checks statements, contracts and tax returns.

Golden Visa: “buying residence” no longer works
Until 03.04.2025 investors could obtain residence for real-estate investments from 500 000 €. The programme is closed under Ley Orgánica 1/2025. Applications filed before that date are being finalised, new ones are not accepted. Read more on the page “Spain’s Golden Visa cancelled”.
Checklist of financial documents to prove the threshold
- Bank account statements for the last 3–6 months (balances and inflows).
- Tax returns or a proof-of-income certificate (for the DNV — contracts with clients, invoices).
- Documents on passive income: rental agreements, pension-fund statements, brokerage reports (for the NLV).
- A paid insurance policy without a deductible, covering the whole territory of Spain (for the NLV and student residence).
- Receipts of tasa payment: 790-052 (authorisation) and 790-012 (TIE/NIE) — paid at a bank or online via the Sede Electrónica.
- Criminal record certificate with an apostille — valid for 90 дней on the filing date.
- A passport valid for at least 1 год at the time of filing.

How much is the government fee for a Spanish residence permit?
The tasa for the residence authorisation is paid on form 790-052; the exact amount depends on the type of permit and is confirmed against the official Ministerio de Inclusión tariff. In addition — 16,78 € for the TIE card.
What minimum income is required for the Non-Lucrative Visa (NLV)?
The main applicant must prove 2 400 €/мес (400% IPREM). For each family member 600 €/мес is added.
Can you still buy Spanish residence through a real-estate investment?
No. The Golden Visa programme closed on 03.04.2025 under Ley Orgánica 1/2025. New applications for investor residence are no longer accepted.
Is medical insurance required for every type of residence?
Insurance is mandatory for grounds without access to public healthcare — above all the NLV and student residence. The policy must have no deductible and cover the whole territory of Spain.
How long do the documents stay valid when filing?
The criminal-record certificate and the medical certificate must be no older than 90 дней on the filing date. The passport must be valid for at least 1 год.
What is the income threshold for the Digital Nomad Visa (DNV)?
The base threshold is 200% SMI, or 2 849 €/мес. For the first family member — plus 75% SMI, for each subsequent one — 25% SMI.
