In short: you cannot “buy residence” in Spain — the Golden Visa programme has been closed since 03.04.2025. The real costs consist of government fees (tasas), medical insurance and proof of a financial threshold that depends on the ground. All the figures below are official data from the 2026 facts registry only.

2 400 €/месincome threshold for the NLV (400% IPREM), main applicant
2 849 €/месthreshold for the Digital Nomad Visa (200% SMI)
16,78 €government fee for the TIE card (form 790-012)
90 днейvalidity of the criminal-record and medical certificates

What makes up the cost of Spanish residence

The state does not sell residence permits: you pay administrative fees for processing the application and issuing the TIE card. The remaining costs — insurance, apostilles, translations, trips — depend on your situation. The cost of our support depends on the ground and family composition, so we calculate it individually and for free — before any payment you see the full estimate in advance.

Tasa for the residence authorisation A government fee, paid via form 790-052 for most grounds; the amount is confirmed against the official Ministerio de Inclusión tariff.
Tasa for the TIE card 16,78 € on form 790-012.
Tasa for the NIE If the NIE has not been obtained yet — the application is filed on form EX-15, and the fee of 9,84 € is paid via modelo 790 código 012.
Medical insurance Mandatory for grounds without the right to work (NLV, student): the cost of a policy without a deductible is confirmed against the insurer’s official tariff.
Apostille and sworn translation The cost depends on the country that issued the documents and their volume.
Proof of income or assets Not a payment to the state, but a threshold you must prove with statements or other documents.

Financial thresholds by ground 2026

A threshold is not a payment to the state, but the minimum passive or active income you must confirm with documents. The inspector checks statements, contracts and tax returns.

Ground Calculation base Threshold per applicant Add-on per family member
NLV (non-lucrative) 400% IPREM 2 400 €/мес (28 800 €/год) +600 €/мес each
DNV (digital nomad) 200% SMI 2 849 €/мес +75% SMI for the first, +25% SMI for each subsequent
Student residence 100% IPREM 600 €/мес +75% IPREM for the first, +50% IPREM for each subsequent
Family reunification (2 people) 150% IPREM 900 €/мес +300 €/мес for each subsequent
600 €/месbase IPREM for 2026 — 7 200 €/год, per Ley 31/2022
1 221 €/месSMI — the minimum wage, the calculation base for the DNV threshold. 200% SMI is counted over 14 payments: 1 221 € ×14 ÷12 ×2 = 2 849 €/мес

Golden Visa: “buying residence” no longer works

Until 03.04.2025 investors could obtain residence for real-estate investments from 500 000 €. The programme is closed under Ley Orgánica 1/2025. Applications filed before that date are being finalised, new ones are not accepted. Read more on the page “Spain’s Golden Visa cancelled”.

Checklist of financial documents to prove the threshold

  1. Bank account statements for the last 3–6 months (balances and inflows).
  2. Tax returns or a proof-of-income certificate (for the DNV — contracts with clients, invoices).
  3. Documents on passive income: rental agreements, pension-fund statements, brokerage reports (for the NLV).
  4. A paid insurance policy without a deductible, covering the whole territory of Spain (for the NLV and student residence).
  5. Receipts of tasa payment: 790-052 (authorisation) and 790-012 (TIE/NIE) — paid at a bank or online via the Sede Electrónica.
  6. Criminal record certificate with an apostille — valid for 90 дней on the filing date.
  7. A passport valid for at least 1 год at the time of filing.

Common mistakes when calculating residence costs

Confusing the income threshold with the government feeThe threshold is what you must have and prove. The tasa is what you must pay to the state. These are different things.
Paying the tasa before booking the appointmentA number of grounds require you to first obtain a cita previa, then pay. Check the order at the specific extranjería office.
Taking insurance with a deductibleA policy with a franchise (deducible) is not accepted for the NLV and student residence — only full coverage.
Counting the SMI over 12 payments instead of 14The Spanish SMI is calculated over 14 payments a year, so the monthly threshold for the DNV (2 849 €/мес) varies depending on the method.
Not accounting for the family-member add-onIf you travel with a spouse or child, the threshold grows: for the NLV — plus 600 €/мес each.
Treating documents as “valid forever”The criminal-record certificate and the medical certificate are valid for 90 дней. Miss the deadline and you will have to re-apostille.

What happens after approval: the TIE card

After the authorisation is granted, you need to apply for the TIE card (toma de huellas) — the key timelines and amounts are below.
