Spain Golden Visa Alternatives (Investor Residency)

Important: Spain's classic "Golden Visa" (a residence permit for purchasing real estate from 500,000 € or making financial investments) was discontinued as of April 3, 2025. We break down the investor and entrepreneur routes that still work and find a real alternative that fits your goal.

In brief. A turnkey investor residence permit can no longer be arranged — the programme is closed. Below we go through exactly what has been repealed, what happens to applications already filed and to permits already in force, and which grounds for Spanish residency work instead.

What's Left for Investors

Ley 14/2013 no longer contains the operative provisions of articles 63–67, which governed the investor visa and residencia para inversores (investor residence). This means that buying property or making any other investment that previously fell under the golden visa no longer, in itself, creates a new investor-residence route under those articles.

Applications filed before the repeal

The UGE has published a transitional rule: applications from investors and their families filed before the repeal took effect may be processed under the rules in force on the date of filing. For any specific expediente (case file), the filing date and procedural status need to be checked.

Golden visas already in force

Visas and autorizaciones (authorisations) valid as at the date of the reform keep the term for which they were issued. The UGE also sets out a special transitional rule for renewing investor authorisations obtained on the basis of a property purchase: the renewal is assessed under the rules in force when the permit was originally granted. This is a separate situation and does not mean that a new applicant can enter a programme that is closed.

Buying property is still possible

Repealing the golden visa does not prohibit a foreign national from buying property in Spain. What has changed is something else: the purchase itself is no longer a new investor-based ground for immigration status. Property and residency now need to be planned as two separate tasks.
