Mortgage in Spain for Foreigners — application support
We support your mortgage in Spain from budget assessment to signing at the notary: we select the bank and program, prepare your dossier, and negotiate the rate.
For Residents and Non-Residents
For non-residents, banks typically finance a smaller share of the property value than for residents and scrutinize income more closely. We'll find a bank where your case has a real chance of approval.
What You Should Know
- Beyond the down payment, budget for taxes and transaction costs (notary, appraisal, registration).
- The decision and terms are set by the bank based on scoring and the property appraisal.
Service Cost
Fee — 2% of the mortgage amount, minimum 5000 €
- Budget and approval-odds assessment
- Bank and program selection, rate negotiations
- Dossier preparation and review
- Support through the property appraisal and the signing at the notary
Government fees and direct third-party costs (notary, translations, insurance premiums) are billed separately as incurred.
How We Work
- Free assessment and budget calculation
- Bank and program selection
- Document preparation and filing
- Approval, property appraisal, and signing at the notary
What stays on your side
- Hand over the source documents and accurate details of your situation — from there we do the work ourselves.
- Pay the government fees and third-party services: translations, apostille, notary. These are paid directly and are not part of the case handling.
- Appear in person where presence is required: fingerprinting, the consular interview, signing before a notary.
- Tell us when something changes — address, job, family, letters from the authority: the timeline depends on it.
The procedures rest on the Reglamento de Extranjería (RD 1155/2024, in force since 20 May 2025) and, for citizenship, on the Código Civil; the official texts are published by the BOE. EuroGarant is a private firm: we are not a government body and are not affiliated with Extranjería, the National Police or the Spanish consulates. The decision on an application is made by the authority alone.
FAQ
- Do banks give mortgages to non-residents? Yes, but they typically finance a smaller share of the property value and assess income more strictly. We review each case individually.
- Do you guarantee approval? No — the decision is made by the bank. We improve your chances and help you secure better terms.
- What costs are there besides the down payment? Purchase taxes, notary fees, property appraisal, and registration. We'll prepare a full cost estimate before we start.
