A residence permit without the right to work — residencia no lucrativa, or simply NLV — remains the main route to Spain for those who live on passive income: rent, dividends, interest, savings. Here is how such a move usually unfolds — from the first consultation to the TIE card (the physical residence card) and the first renewal.
The typical NLV applicant is someone who does not need to look for a job in Spain. These are owners of rental property, investors with a dividend portfolio, people who have sold a business and live on savings, and those in early "retirement" — financially independent in the classic sense.
After the investor "golden visa" was abolished on 03.04.2025 (Ley Orgánica 1/2025), the NLV became the main alternative for well-off applicants: you can still buy an apartment by the sea, but it no longer comes with a residence permit — the golden visa status is closed to new applications. The right to reside is now proven with income, not with a purchase.
Picture a couple — he is 52, she is 49. Income sources: two apartments in long-term rental and dividends from a securities portfolio — about 3 500 € per month in total, plus a cushion of savings in their accounts. They have no need for salaried work, and their children are grown. The goal is the Costa Blanca coast: mild winters, familiar infrastructure, a large Russian-speaking community.
The key question every such case starts with: "Do we meet the income requirement, and how do we prove it?" This is exactly where do-it-yourself applicants stumble most often.
The NLV income requirements are calculated from IPREM — Spain's public income index, frozen in 2026 at 600 €/month (7 200 €/year). The main applicant must show 400% IPREM, and each family member — another 100% IPREM:

Our couple with 3 500 € of passive income clears the bar with room to spare. Important: the consulate looks not only at the figure but also at the stability and origin of the funds — rental contracts, brokerage reports, bank statements for 6–12 months, tax returns. Savings also qualify: account balances covering the annual threshold. Scattered transfers "from relatives" do not count as a source of income.

The timeline depends on the consulate — from a few weeks to three months. Meanwhile, the couple in our scenario browses housing remotely and researches neighbourhoods.
With the visa in the passport, you can enter. The first tasks on the ground: a long-term rental and empadronamiento — registration at your address with the town hall, without which almost nothing moves forward.

The NLV requires you to actually live in Spain — which means that already in the first full year most holders of this residence permit spend more than 183 days in the country and become tax residents. For rentiers this is the key planning point: you will have to declare worldwide income, including rent and dividends earned abroad, taking double-taxation treaties into account. The main restriction is baked into the name: residencia no lucrativa rules out salaried employment in Spain. Living on passive income — yes; joining a Spanish employer — no. If legal remote work for foreign clients is part of the plan, it makes more sense to look at the digital nomad visa from the start: its threshold is based on the minimum wage (around 200% SMI, Spain's statutory minimum wage), and the right to work remotely is enshrined in law — details in our guide to the DNV. Switching status later is also possible, but that is a separate procedure best planned in advance.
The initial NLV residence is issued for one year. Then comes the good news of the new regulation (Real Decreto 1155/2024, in force since 20.05.2025): the renewal is granted straight away for four years, as long as the income and insurance are maintained. After five years of legal residence, permanent residence opens up — residencia de larga duración, and the time counted toward citizenship runs from the first residence permit.
By the end of the first year our couple usually already lives "like locals": the lease has been renewed long-term, the bank account and doctors are sorted, and the travel calendar is planned with tax residency in mind.
